Golden Visa Portugal (“Golden Visa”) This is a fast track for foreign investors, who are not citizens of the member states of the European Union, to obtain a residence permit in Portugal, fully valid.

The Golden Visa program in Portugal has existed since 2012 and allows you to invest in real estate and also obtain residency. After 5 years you can apply for citizenship when it comes to a European passport for all intents and purposes.

The main investment options in the real estate route are:

• Investment in real estate with an activity period of at least five years and a minimum purchase amount of 500,000 euros.
• Purchase of properties over 350,000 euros or properties that are thirty years old or more or located in urban renewal areas.

• Investment in venture capital funds a minimum amount of 350,000 euros.

The residency is valid for all of Europe and allows you to stay and work in the entire continent. There is no obligation to live in Portugal to receive the residency (only to stay in the country one week a year).

It should be noted that there is no obligation to invest in one property. For 500,000 euros you can purchase a new luxury apartment in the center of Lisbon or two second-hand apartments or three apartments in the metropolitan area of Lisbon, which increases the return on the investment.

Also it is possible to combine entrepreneurship and development. For example, to purchase an old building, renovate it and rent out the apartments.

You can invest in your name or through a local company that will be opened for you.

You can get additional financing beyond the minimum necessary investment.
