Apartments in Lisbon

So at a good time you started going through List of apartments in Lisbon for sale. We have prepared a list of things that will help you make the process easier:

  1. Set goals.
What are your investment goals? Do you want to buy, and sell in a few more years when the value will increase? Or are you looking to make a good return in the short term, by renting out the property for tourism? Or are you looking for a peace of mind investment with a fixed long-term return? Different properties will suit each of these destinations, the offer of apartments in Lisbon is many and it is important to be focused.
  2. Make sure that the apartment you are interested in is indeed compatible with your investment goals.
For example, if it is a goal of an increase in value, then a large and renovated apartment in Chiado is not worth it, where the expected increase in value will be relatively low. A smaller apartment in Graça or Alcântara is better.
If the goal is yield, then it is better outside of Lisbon – the risk increases and the yield increases.
If you want peace of mind, then maybe a profitable property with a lease for many years is worth it.
And, if this is an apartment that is supposed to be used by you or the family during visits, then is it pleasant, comfortable, etc.
Before moving forward with the deal, even if it seems good to us, we will first check that the apartment meets the definitions and goals.
  3. Tests, tests, and more tests.
It is important to do a due diligence to make sure the papers are in order, that the apartment is properly registered, etc.
It is worth using a local professional, who knows the country, the bureaucracy and all the possible “traps”.
  4. Finance.
You’ve seen dozens of apartments in Lisbon, walked around the whole city, climbed up and down, and found the apartment of your dreams.
Before you put “something on the account” make sure that the whole financing issue is well closed.
If you take out a mortgage at a bank in Portugal, the process may take a long time, even over a month, until your application is approved.
  5. Renovation.
In some cases, apartments in Lisbon will be old and perhaps even in a condition that requires renovation before they can be lived in.
Get the help of a professional who will assess the scope of the work required. What is the condition of the plumbing, the roof, the electricity, the building, etc.
If you find a property that has already been renovated, ask to know the company that did the renovation, verify as many details as possible about the condition of the property.
As much preliminary research as possible – fewer surprises and “hits” in the pocket later.
  6. New property.
If you are going to invest with peace of mind, and you have found a promising project in one or another construction phase, check the record of the developer and the contractor. Other projects they have done, how many years they have been in the field, warranty for the date of occupancy, quality of construction and more.
