Golden visa and real estate in Portugal, everything you need to know

In order to be eligible for a golden visa, the government gives several options for investment and one of them is: a real estate route in Portugal.

  • Investment from 500,000 euros in all Portugal and all types of real estate, such as: apartments, houses, commercial (shops, offices, warehouses, etc.). In areas where the population is sparse, an investment of starting at 400,000 euros.
  • Investment from 350,000 euros in properties over 30 years old or those located in urban renewal areas. In areas where the population is sparse, an investment of starting at 280,000 euros.
  • Investment in venture capital funds starting at 350,000 euros.

The purchased property must be held for at least 5 years and it can be exchanged for another property or properties of the same value.

In order to obtain the golden visa, there are other options of investing in Portugal in transferring capital to the country in several channels, for example: research, heritage, science and more.

The process of obtaining the golden visa ranges from 3 to 6 months and it is given to the investor and his family members (spouse and their children).
The visa is valid for one year during which you must stay in Portugal for at least 7 days, and then it must be renewed every two years during which you must stay in Portugal for no less than 14 days.
After 5 years you can get a permanent residency permit.
After 6 years you can apply for a Portuguese passport.

Before the corona epidemic broke out, the Portuguese government planned to make changes to the Golden Visa program, which were intended to be implemented in 2021. Following the epidemic, it was decided to temporarily suspend the implementation of the changes.
