Property purchase process in Portugal

Whether it is an apartment in the cities Lisbon or Porto, a farm in Alentejo (Alentejo) or a villa in the Algarve (Algarve), we recommend to do the process of purchasing Real estate in Portugal Only with a Portuguese professional body that has knowledge and experience in the field.

The process of purchasing the property begins in Israel and continues in Portugal:
Preparation of documents according to the procedures in Portugal including translation into Portuguese and sending them to Portugal. Signing a power of attorney before a notary in Israel, verification and approval of the documents, an apostille stamp at the Ministry of Foreign Affairs and all that is required.
Issuing a fiscal number = NIF and opening a bank account in the name of the investor.
At this stage, if the investor is interested in bank financing, we will receive initial approval for the mortgage from the bank. After that we will start locating the property according to the definitions agreed together with the investor.
When the appropriate property has been located, after negotiation and agreement on the price and the main terms of the transaction, an armor and exclusivity agreement will be signed with the owner of the property which gives exclusivity to the investor for a period of time of, usually, between one and three weeks.
During the exclusivity period, a due diligence will be carried out by our lawyer and the draft of the preliminary agreement – a sales and purchase contract – will be written.
With the signing of a sale and purchase contract, an advance will be paid to the owner of the property, usually of 10% to 20%. At this point, a warning note will be recorded in Tabu. After signing, we have about 60 to 90 days to get approval from the bank for the mortgage. After receiving the mortgage approval, a date can be set for signing the deed of sale and transferring ownership of the property. The signature is done by a notary and the bank’s representative will be present.
It should be noted that the signing of the deed of sale can also be done without the presence of the investor. For this purpose, an additional power of attorney must be signed in Israel, which is approved by the bank and the local notary.

After the end of the purchase process, the property will be registered in Portugal in the name of the investor,
And later, for those interested, the beginning of the management of the property by the Casa Portugal team.
